This is a sale of the business assets and documented lease interests at 231 S La Brea. You bring your own café brand. xTribe and the proposed yTribe brand come with the business. The Awakening brand does not.

The operation
Three floors, one building, already in use
Ground floor
The café
The café holds the main ground-floor storefront at 231 and draws people into the building every day. It transfers as an operating setup: the space, the fit-out and the operating assets listed in the final schedule. The Awakening name, trademark and signature recipes stay with the seller, so the café reopens under your own concept and brand.
Awakening signage visible in photos identifies the current operation only. It is not part of the sale.

Second floor
xTribe coworking and studios
xTribe runs on the second floor: coworking with memberships and day passes, plus podcast and creative studios. Its East Wing, about 2,100 square feet of podcast studios, private offices and conference rooms, is part of xTribe today.
The xTribe business and brand are included. Because the East Wing is already part of xTribe, we don’t present it as extra rental income on top of xTribe’s own revenue.


Third floor
A finished, vacant floor
The whole third floor is 2,450 square feet with its own secure entrance off the stairwell. It has private changing rooms, a full bathroom with a walk-in shower and a dedicated storage room. It’s vacant now, so the next owner decides what it becomes.

Rent in the building
Current tenant rent, and a separate vacant-floor opportunity
Two figures are worth knowing up front. The first is rent paid today by the storefront tenants. The second is the asking rent for the empty third floor, which only exists if someone leases it. We keep them separate on purpose.
Paid by the two ground-floor storefront tenants. Approximate figure reported by the owner and not yet independently verified. Lease terms, the rent split and transferability will be provided for review in diligence.
Owner-reported asking rent for a floor that is vacant today. Leased for a full year, it would bring in up to $36,000 gross. That figure is hypothetical and comes before utilities, improvements, commissions, free rent and vacancy.
Leasing the third floor and running it as yTribe are alternative uses of the same space. They can’t both happen, so their potential income should never be added together. What is the asking price?
